Responsible business

Eastnine shall conduct a responsible business and have a positive impact on the people and societies that are affected by our business, which includes our employees, tenants, our contractors and suppliers and the communities around us.

Eastnine shall be a responsible actor in society by supporting local community initiatives and maintaining close dialogues with municipalities and organisations.

Ethics and transparency

Eastnine’s policies and code of conduct underpin the manner in which the Company conducts its business and interacts with employees and business partners. Eastnine maintains a zero-tolerance policy towards corruption and conducts annual training to uphold this commitment.

The Anti-Corruption Policy, Supplier Code of Conduct and Employee Code of Conduct, as well as the whistleblowing channel, serve as key governance mechanisms for preventing unethical behaviour and ensuring business ethics and sound business practices.

Tenants

Eastnine is committed to provide the best properties and venues to meet, recruit and retain people.

Eastnine’s office premises are designed to be attractive, inspiring, and efficient, and should support the tenants’ business model. The level of service to the tenants delivered shall exceed expectations and the office premises shall contribute positively to business success.

Customer satisfaction

To ensure high levels of customer satisfaction, minimise tenant turnover and provide proactive service, we maintain regular communication with all of our tenants. We continually carry out tenant surveys in the properties that we manage, in order to collect concrete feedback and find opportunities for improvement as well as potential for development. Based on our tenant surveys and the feedback from our focus groups, we then adapt and modify our properties to improve our tenants well-being, health and work efficiency.

Net promotor score

Customer satisfaction is assessed annually using the Net Promoter Score (NPS), which is calculated on a scale ranging from 100 to 100. In the latest NPS survey, conducted in 2025, NPS was 73 (60) for all properties, excluding S7 properties, which are not directly managed by Eastnine.

Value-creating relationships

Through local presence, Eastnine strives to establish value-creating long term relationships. When it comes to tenant-related matters, our guiding principles are cooperation, commitment and a high level of service. Our goal is to ensure that our tenants have a positive and satisfying experience in our buildings.

Bicycle serviceTo ensure the wellbeing of the tenants, Eastnine regularly organises events that encourage physical activity, and promote healthy lifestyles and a sense of community. For example, step challenges among our tenants and employees, bicycle service, Swedish Lucia celebrations and "fika" events are arranged at Eastnine’s properties.

Diversity and equal treatment

Eastnine strives to be an inclusive workplace which supports diversity and openness, both in terms of how we behave as well as how we act, and we have developed a Diversity and Equal Treatment Policy to support these efforts. Eastnine recognises that diversity is a competitive advantage and an important resource for innovation and business development. The Company values the diverse perspectives, backgrounds, and skills that contribute to creating a dynamic and sustainable organisation.

We have zero tolerance toward any form of discrimination, prejudice or inequal treatment, and we commit to always continue to challenge and actively question our way of thinking. All employees in our organisation shall have the same opportunities for promotion, training and development regardless of their gender identity, sexual orientation, ethnicity, disabilities, faith or age.

Employee satisfaction

To ensure employee satisfaction, annual Great Place to Work surveys are conducted. In the 2025 survey, excellent results were achieved with a Trust Index score of 93 points, and with 96 per cent of employees affirming that Eastnine is a ‘great place to work’. These results reflect our dedication as an employer.

Suppliers & Society

Suppliers

Eastnine's success is not guaranteed without strong partnerships with our suppliers and consultants. We strive to create long-term relationships with our suppliers, and treat our suppliers with the same respect as we treat our own staff and our tenants. At the same time, we demand the same high standard from our suppliers as we do internally, in terms of legal and regulatory compliance, and in terms of showing respect for human rights and working conditions, and require that our suppliers follow our Code of Conduct for Suppliers.

Community involvement linked to our core operations

At Eastnine, we are aware that we are mutually dependent on the communities in which we operate. Beyond the societal contribution arising from our business, in terms of employment opportunities and tax receipts, we also strive to be a good social actor by supporting local community initiatives and by cooperating with municipalities and organisations.

Eastnine’s community involvement is directly connected to the core operations and target areas where it can make a contribution to the development of the real estate sector. Digitalisation and PropTech are key tools for enhancing energy efficiency, and improving resource use and property operations in the built environments. Through its involvement in the PropTech Association Lithuania, Eastnine supports the development of the local PropTech ecosystem. In addition, Eastnine is an active and paying member of Green Building Council Lithuania, a non-profit organisation promoting the development of sustainable environments through the design, construction and maintenance of green properties in Lithuania.
