Occupancy rate

Eastnine's property portfolio consists mainly of modern and sustainable office properties and a smaller proportion of land intended for future project development. As of 31 March 2026, the total number of properties were 16, of which nine are located in Vilnius, Lithuania, four in Riga, Latvia, two in Poznan, Poland and one in Warsaw, Poland. The total property value amounted to EUR 960m and the total lettable area to 271,500 sq.m. at the end of March 2026.

As of 25 May 2026, Eastnine divested two properties in Riga, and the key figures will be updated in conjunction with the quarter two report in July. After the sale, Eastnine has 13 office properties and one development property. 

The goal is that all area, excluding such area that are expected to be subject to extensive project development, should be certified with at least LEED Gold or BREEAM Excellent. 100 per cent of the property portfolio is sustainability certified with either LEED Platinum or BREEAM Excellent.

Portfolio strategy

We utilize the upside in the Polish and Baltic property market, which offers investment opportunities in properties with strong cash flows, sustainable rent levels and low vacancies. We invest primarily in A-class locations in Poland and the Baltics providing low-risk exposure to stable tenants.
